Steel Structure Football Pitch Cost: Foundations, Snow and Wind

The same pitch produces a different roof budget in two different locations. The reason is load, not material: as snow and wind loads rise, arch spacing narrows, sections grow and foundations get heavier.

That is why a structural calculation is mandatory for every indoor pitch roof. Loads are calculated from the site's snow load zone, altitude and wind conditions using the methods of EN 1991-1-3 (snow) and EN 1991-1-4 (wind) — in Türkiye through TS 498 and the TS EN versions of these standards, abroad through the local code — and seismic design is carried out separately. A ready-made “standard arch” price given without this calculation is an incomplete quote.

  • Soil survey report: sets the foundation type and depth; on weak soil the foundation item grows
  • Pad footings with tie beams for steel arches and trusses; a continuous anchor beam for air domes
  • Anchor bolts are set with a template during concreting; no correction by drilling afterwards

How Do Insulation, Condensation and Daylight Change the Roof Cost?

In an indoor pitch, when the cold roof surface meets the humid, warm air inside, water droplets form on the inner face of the cover. Insulation reduces this risk but can also reduce light, so the two decisions must be made together.

Single-layer membrane

The lightest, most economical cover that lets light through. Condensation may appear on the inner surface in cold weather, which is why ventilation openings are part of the design from the start.

Double-layer / insulated membrane

The air or insulation layer between the two skins keeps the inner surface warm. The difference is priced as an extra item of 250 – 400 ₺/m² on the footprint.

Sandwich panel

The insulation is inside the panel; this is the option with the lowest condensation risk. If the seals and screws at panel joints are not detailed properly, the benefit of insulation is reduced.

Air dome cover

An air layer forms between the multi-layer fabrics. Internal pressure and constant air movement manage condensation, but this depends on the fans running without interruption.

Translucent cover and daylight

Membranes and some dome fabrics diffuse daylight inside; there are no shadows, and the lights can often stay off during daytime matches.

On a sandwich-panel roof, the polycarbonate strip is planned at about 8–10% of the footprint. Without it the lights stay on during the day, which is an operating cost.

8 Factors That Change the Price of an Indoor Pitch Roof

Each factor shows in which direction, and roughly by how much, it moves the price. The factors with figures are calculated from the same source as the extra items on this page.

Choice of system (↑↑)

The biggest difference comes from here: on the same pitch, the price per m² opens up from 1,150 ₺ at the lower end of an air dome to 3,000 ₺ at the upper end of a retractable system.

Snow load zone and altitude (↑)

A high snow load narrows arch spacing and enlarges sections; steel tonnage — and therefore the biggest item in the budget — increases.

Wind and open terrain (↑)

On open, wind-exposed sites, bracing and anchorage are strengthened; for an air dome the anchor beam gets larger.

Soil bearing capacity (↑)

On weak soil the foundation item can rise by 15–40%. A foundation price given without a soil survey is no more than a guess.

Span and apex height (↑)

As the column-free span and internal height grow, the arch or truss gets heavier and the cover surface expands.

Insulation and daylight choices (↑)

A double-layer membrane adds 250 – 400 ₺ per m² of footprint; on sandwich panels the rooflight strip is a separate item.

On rooftop projects, narrow streets or sites where the crane cannot get close, the erection item grows and the schedule lengthens.

Roofing an Existing Outdoor Pitch: Check the Foundations First

An outdoor pitch in use can be covered; however, the budget depends on whether the existing pitch can carry the roof.

The cage-and-netting posts of outdoor pitches and their foundations are not designed for the roof's snow and wind loads. Roof columns therefore usually sit on new foundations placed outside the cage line. If there is not enough margin outside the cage, either the column line is moved closer to the pitch or the pitch size is reduced; this decision affects both cost and playing area.

How Many Weeks Does It Take to Build an Indoor Pitch Roof?

The weeks below refer to on-site installation. Structural design, permits and factory fabrication run before and alongside it.

Soil Survey and Site Visit

The pitch dimensions, levels, crane access and existing services are inspected on site; the soil survey provides the data that determines the foundation type. The roof system is shortlisted at this stage.

Structural Design and Firm Quote

The structural system and foundations are calculated for snow, wind and seismic loads. The itemized quote is based on this design; a quote given without structural calculation is only a preliminary price.

Building Permit

Permanent steel structures require a building permit: in Türkiye the application is made to the municipality with the design file, and abroad the local authority's rules apply. How demountable systems such as air domes are treated varies from one authority to another, so a written opinion should be obtained before applying. The permit is the most uncertain item in the schedule.

Foundations and Anchorage

Pad footings or the anchor beam are poured and anchor bolts are set with a template. While the concrete cures, steel fabrication proceeds in parallel at the factory.

Steel Erection and Cover

Arches or trusses are lifted by crane and the cover or panels are fitted. On-site installation time depends on the system: 3–5 weeks for an air dome, 5–8 weeks for membrane and 7–11 weeks for sandwich panels.

Connections, tensioning and water paths are checked, and the handover is made together with the maintenance instructions. Artificial turf and lighting work then continues under the finished roof, unaffected by rain.

Where Can You Save on the Roof Budget, and Where Not?

  • Apex height: An arch higher than play requires needlessly enlarges the cover surface and steel weight.
  • Gable wall material: The gable ends do not need the same expensive material as the roof; door and ventilation openings can be planned together.
  • More than one pitch: Bringing two pitches under one roof lowers the price per m² through shared columns and foundations.
  • Daylight: A translucent cover cuts daytime lighting costs for years.

Cuts that end up costing more

  • Structural calculation and soil survey: A small share of the budget; skipping it means a risk of deformation under snow load or of redoing the foundations.
  • Galvanizing: Steel that is only painted needs maintenance sooner because of corrosion in a humid enclosed space.
  • Cover quality: A thin, unlacquered membrane gets dirty early, its light transmission drops and renewal comes sooner.
  • Backup power for air domes: Without a backup fan and generator, a single power cut stops play.

Because the roof covers not only the playing area but also the margins outside the cage for columns, a maintenance path and side clearance. On a 30×50 m pitch the playing area is 1,500 m², while the covered footprint is about 1,749 m²; the surface of the arched cover, including the gable ends, rises to about 2,379 m². A price based on the footprint makes it easier to compare quotes with different geometries.

The indoor pitch starting price is 4,000,000 ₺ and the outdoor pitch starting price is 2,000,000 ₺. The 2,000,000 ₺ difference, divided by the 1,749 m² covered on the 30×50 sample pitch, works out at about 1,144 ₺/m², which corresponds to the lower limit of the roof and steel structure bands. As a higher-quality cover, insulation or sandwich panels are chosen, this share grows.

When the fans stop, the internal pressure drops slowly and the cover starts to come down, so the pitch must be evacuated. For uninterrupted use, a backup fan and an automatically starting generator are planned. For the sample pitch this extra item is 180,000 – 350,000 ₺ and is not included in the air dome band.

A properly tensioned membrane cover with a lacquered surface typically lasts 15–20 years; the steel arches last far longer and stay in place during renewal. Since the cover makes up about 24% of the standard system budget, a renewal budget of around 482,724 – 671,616 ₺ at today's prices can be expected for the sample pitch; removal and scaffolding conditions change this amount.

This dripping is usually condensation, not a leak: when warm, humid indoor air touches the cold cover surface, water vapour turns into droplets. It is more common with single-layer membranes. A double-layer or insulated cover, proper seal detailing at panel joints and sufficient ventilation openings reduce the problem considerably.
